Here they are grouped by the home you would actually be choosing, so you can see where a similar villa costs less.

The average gain compares each resale with what that seller paid Emaar for the same villa, so it is the fairest measure. Medians are not like for like where a release has several versions of a size: most Tierra and Ostra 5-bedrooms Emaar sold have basements, while most of their resales so far are the smaller version without one.

Sources: villa counts from Dubai Land Department records; 12-month median resale prices from Dubai Land Department records to 23 October 2026, leaving out a few resales registered at the amount paid so far rather than the full price. Floor plan areas and drawings from Emaar's floor plans for each release; total area includes basements, terraces, balconies and carports as Emaar states them. Resale medians for releases with only a few sales are a rough guide.
