Every Arabian Ranches 3 layout, side by sideWhich homes are the same, how many there are, and what they sell for
AR3 is 16 releases, but many share the same plans. Here they are grouped by the home you would actually be choosing, with today's prices so you can see where the same layout costs less.
How many homes of each size
Unit counts by bedroom for every community. Releases that use the same designs are combined, for example Anya 1 and Anya 2.

The layouts, compared
Similar homes, grouped together. Price per sq ft is the 12-month median sale price divided by the plan's total area. Pick a row to see its plan.
Every floor plan
All ${N} distinct layouts across AR3, checked against Emaar's brochures. Where two releases use the same drawings (Caya 1 and 2, Elie Saab 1 and 2) they appear once. Where Emaar issues one plan under several type numbers, because it is mirrored or sits in a different spot in the row, it is shown once with its full size range, and each type's own drawing is a tap away.
Same plans, shown onceCaya 1 & 2, Elie Saab 1 & 2, and June 1 & 2 (same sizes in both). Bliss 1 and Bliss 2 are different designs and are both shown. Anya plans are from the Anya 1 brochure.
Shared between communitiesSun and Joy use the same 3-bedroom Type 1 and Type 2. Their 4-bedrooms differ.
Same look, different planRaya and Anya share the modern and classic facades, but every layout is its own.

Emaar villa communities, through a full market cycleWhat happened to buyers who bought early, and even those who bought at the top
Every Emaar villa and townhouse community below is worth more per square foot today than in its first recorded year, including buyers who paid 2014 peak prices and sat through the 2015 to 2020 downturn.
Price per sq ft, every year since 2014
Median sale price per sq ft for Emaar's villa and townhouse communities. Arabian Ranches 3 is in green. Pick any community to bring it forward, or hover a year to compare them all.
Arabian Ranches 3: launch price to today
Every home size in each release, from launch to today's median. Solid circles are launch prices. Dashed circles are estimated from this year's sales records: the lowest price an owner originally paid. Tap a row to see the launch price, today's price and how many sales it is based on. Launch prices were for the cheapest unit, so like-for-like gains are a little lower than shown.
The Valley: launch price to today
Every home size in each of the 21 releases, measured the same way as Arabian Ranches 3. Eden, Nara and Talia have roughly doubled. Releases still being built have fewer resales, so their figures move more from month to month.
Why Emaar communities hold their value
Sources: Dubai Land Department transactions. Yearly figures are the median price per sq ft of all sales in the community that year, using DLD's recorded size; 2026 is year to date. Records start in 2014, so older communities (Arabian Ranches 1 and 2, the Springs, Meadows and Lakes) show 2014 rather than their original launch. Dubai Hills is represented by its Sidra and Maple villa communities only (sales-weighted), as its wider figures mix in plots and apartments. Grand Polo has only traded since 2025. The Oasis is off-plan and its recorded size is the plot, so its figures use each villa's registered built-up area instead. The Valley launch prices and medians are from Dubai Land Department records, October 2026. Delivery record: Emaar projects completed on or before their planned date, per Dubai Land Department records. Past growth does not guarantee future returns.
